Nestled in the private, quiet, and quaint historic film town of Monte Nido known for Film/TV shows such as Beautiful Boy, Tarzan, Mash, Us, and Star is Born.
Our one-story rambler is approximately 4,150 sq ft and features 2 living rooms, 5 bedrooms and 4 bathrooms. The property spreads across 1.2 acres of flat usable land (56,000 sq ft), with access to the creek, ancient oak trees, and backyard mountain views. Our space is ideal for photo and video shoots, catered wine events, company retreats, and many other events seeking tranquility, beauty, and peace.
This property is private, fully fenced, and gated. People describe the area as serene, nature-filled, like disappearing from the noise of LA, yet minutes from the 101 HWY and PCH.

House Rules + Information
DAMAGES
Our site rep documents the property’s condition before and after each film shoot or event by way of photo and video.
A professional cleaner is hired before and between each booking, however, it is your responsibility to clean and organize any of our personal possessions, toilets, floors, grounds, pet food and water systems, or any misc. clutter before, during, and after your shoot upon exiting, always respecting the property within our residence. Each shoot has different needs (wants certain aspects to appear dirty or unkept).
At the end of each shoot, we conduct a walkthrough with our site rep to make sure the property has been restored to our expectations. If there is notable damage that requires repair we work together to resolve the issue before resorting to production insurance or cashing the damage deposit.
We typically hold your damage deposit for up to 48 hours until the property has been inspected during the daytime.
No pets are allowed without prior written permission in the contract. Failure to comply results in a $1,000 deduction from the damage deposit. We once had a crew sneak in a picture animal for a film shoot and our cat became very scared/threatened. We are happy to temporarily relocate our animals so we encourage an open dialogue and communication.

Gate Clearance: 9.5ft vertical clearance (Oak branch restriction).
On-Site Parking: 10 Gated spots (Driveway).
Load-In/Load-Out: Level gravel/paved access to main house entry.
Off-Site Parking: Shuttle-required area. HOA strictly prohibits street parking on Live Oak.
Cell Service/Wi-Fi: High-speed Fiber Wi-Fi (Speeds: [500Mbps]) available throughout the main house and deck.
2. Electrical & Power

House Power: Standard 110v outlets throughout. (Note: Productions over 25ppl are encouraged to bring a Put-Put or small tow-behind generator for heavy G&E loads).

Acoustics: Quiet mountain environment, minimal "traffic" noise, though subject to standard rural sounds.
5. Location Rules (The "No-Go" List)
Fire/SFX:No open flames, pyrotechnics, or smoke machines without a Fire Marshal permit and owner approval.
Landscaping: No cutting of Oak trees or moving large boulders.
Quiet Hours: Strict compliance with HOA noise ordinances after 10 PM.

ABOUT
Live Oak Circle Drive is a small 10-house private road and cul-de-sac maintained and operated by our HOA, The MNPOA (Monte Nido Property Owner’s Association). Street parking on Live Oak Circle Drive is not encouraged for film shoots or commercial events. Clogged roads become a fire hazard and neighbors cannot freely access their homes. When the roads are blocked or impeded, the LA Fire Marshall will record license plates and issue parking tickets, and may even tow vehicles if access is obstructed/blocked, even if just for a few minutes.
The Mountain Nest accommodates up to 10-12 vehicles inside our gated driveway. For larger crews, we recommend basecamp setups at King Gillette Ranch (3 mins away) or Malibu Creek State Park (3 minutes away). We have established relationships with local shuttle providers to ensure a seamless 'van-loop' for your crew from Las Virgenes Rd directly to our front door.

PERMITTING
LA Film Office is responsible for issuing film notices at least 24 hours in advance of a film shoot. To our neighbors and community, it is their responsibility to issue these notices through way of e-mail, and/or postcard/mailbox, or door slip. Please contact the LA Film Office if you are not receiving a notice so that they may update your address. https://filmla.com/communities/
LOADING/UNLOADING
We understand the need to unload art, craft services, and grip and electric close to your film set. Approximately 180ft of loading/unloading street space and 100ft of private gated unloading in our driveway are reserved for your event. We have highlighted the stretch of parking alongside our stone/wooden fence in the PDF below. Temporary loading /unloading may never block traffic. Please park respectfully close to the fence so as not to impede street traffic. Drive slowly as there are several young children who ride bikes along our street.
PRIVATE/GATED PARKING
We allow up to 8 vehicles to park inside our private gated entrance. Vehicles must be under 12ft high, due to an Oak tree branch that limits taller trucks from accessing the driveway. The surface is concrete and flat, our front door is ADA accessible but you will need to supply a 1 or 2-step ramp. Overnight and pre-loading storage (approx. 500 sq. ft) is possible and available in our 2-car garage. We also have one Series-2 EV charger which is free to use.
PARKING VENDORS
The following parking vendors are all within a 1-mile radius of our property. Prices stated below may change as these are private residences and/or commercial vendors, and are based upon your specifications. Also, the number of spaces is an approximation based on an average 4-door sedan and from our past shooting experiences.
1. King Gillette Ranch (MRCA)
This is the "gold standard" for production parking in your immediate area. It is less than 5 minutes from Monte Nido and specifically set up for large-scale production needs.
The Asset: They have the "Stokes Parking Lot & Diamond X Field," which are 13 acres of unimproved fields designed for crew parking, overflow, and heavy basecamp setups.
Capacity: Accommodates large-scale truck fleets and 100+ crew cars.

2. Malibu Creek State Park
Located right at the corner of Las Virgenes Rd and Mulholland Hwy, this is the most recognizable landmark for crew directions.
The Asset: Large lower parking lots that can be permitted for production use through the State Park film office.
Rates: Standard vehicle day use is ~$12/car, but "Large Bus" (Shuttle) rates are ~$125. For exclusive production use, you must coordinate a permit.

3. Agoura Hills City Parks
If the State Parks are booked, Agoura Hills has several city parks (like Chumash Park or Reyes Adobe Park) that allow production parking with a simple city permit.
Tip: These are often cheaper and easier to permit than State or National land if you only need crew parking (not filming).
